A complete renovation of a long-occupied flat in Sogukpinar. Tired pipework was rebuilt from scratch, the wet rooms were replanned and the work was handed over in one month.

The problem

In a flat that had been in use for many years in Sogukpinar, the pipework was tired and the wet rooms still had the layout of the period they were built in. The owner first considered renovating only the bathroom, but we discussed the likelihood that another point on the same ageing line would fail soon after.

The approach

The condition of the installation was inspected on site. We said from the outset that a partial repair would be temporary in this flat, and that since the walls were going to be opened anyway, renewing the line completely made more sense. The scope was written out item by item so that nothing had to be argued about mid-project.

The work

As expected, worn sections of the line appeared during the strip-out and were dealt with without departing from the plan. Water and waste lines were rebuilt, and floor falls and waterproofing were redone in the wet rooms. Tiling, joinery, electrics and paint followed in order. Because the building was occupied, waste was cleared the same day and common areas were cleaned every evening.

The result

The work was handed over in one month. The visible surfaces were renewed, but the real gain was on the side you cannot see, because with the installation and waterproofing rebuilt from scratch the chance of reopening the same walls in a few years was removed.
