Planning & Written Quote
We choose materials together, settle the sequence and the schedule, and present a written quote. Unless the scope changes, the figure does not.
Execution

FAQ
Frequently asked about turnkey renovation
Who is my single point of contact?
One person. Painting, plumbing, electrics, joinery and flooring may be carried out by separate trades, but the coordination is ours. That is what turnkey actually means, so keeping track of which trade arrives on which day is not your job.
How is the sequence of works planned?
It starts with demolition and waste removal, then plumbing and electrical lines, then plaster and floors, with paint and fixings last. When this order is broken, finished work has to be opened up again. The schedule is set after the survey and you know from the outset what happens in which week.
What if the scope changes mid-project?
It can happen, and what matters is that it is recorded in writing. When an item is added we tell you what it does to the schedule as well as the cost. Because the scope is quoted item by item, what has gone in and out stays visible.
Does the property need to be empty?
For a full renovation an empty property speeds the work up noticeably, because trades can move between rooms without waiting and dust control is easier. We also work in occupied homes, but then the job is split into zones and the schedule is longer.
What should I check at handover?
Look for leaks in the plumbing, check that the drains run properly, that sockets and switches work, that doors and windows close fully, and that silicone and grout are complete. We walk through these with you and finish anything outstanding before handover.
What does a turnkey renovation include?
It means the whole job stays with us, from the survey to the final clean. Demolition, installations, bathroom, kitchen, paint, flooring, doors and lighting are planned in a single programme, and we remain your single point of contact throughout.
How long does a full flat renovation take?
Depending on the size and scope, usually 40 to 60 calendar days. If both wet areas are being renewed, expect the upper end of that range. We give a firm schedule at the survey, after seeing the space.
How is the price set?
Three things drive it. The scope, the material choices and the condition of the existing structure. We survey the space and present a written quote that states clearly what each item covers. If the scope changes mid-project, the difference is discussed up front.
Do you supply the materials?
Usually we choose them together and handle the procurement, which keeps materials consistent and deliveries on schedule. If you would rather use something you have bought yourself, we build it into the programme.
Which districts of Izmir do you cover for turnkey work?
Our base is Kemalpasa. We take on work of every size in Kemalpasa, Bornova and Torbali. For larger projects such as turnkey renovations we travel to every district of Izmir, and the survey is free.
