What does a turnkey renovation cover?
The scope is built around the condition of the property, but a full turnkey job usually contains demolition and waste removal, renewal of plumbing and wiring, wall and ceiling work, flooring, a complete bathroom and kitchen, joinery, painting and the final clean.
What sets turnkey apart is not the number of items but the links between them. The tiler knows where the plumber stops, cupboard measurements are taken after the tiling is finished, painting is left until last. Without those links every trade does its own part correctly and the result still fails to line up.
Anything outside the scope is written down with the same clarity. White goods, furniture, curtains and in some cases built in appliances usually belong to the owner. Setting that out in the quotation prevents the most common mid job dispute.
How does it differ from hiring trades separately?
Hiring separately means finding a specialist for each item, negotiating each one and setting the order yourself. On paper it looks more flexible. In practice the whole coordination load falls on the owner.
The real difference is where responsibility sits. If a leak appears after the flooring is down, in a job run trade by trade you are the one who has to put the plumber and the floor layer in the same room. In a turnkey job that boundary sits in one place.
The second difference is idle days. When one trade finishes and the next is not free, the site stops and those days go into the schedule. A team working to one programme closes those gaps in advance, and the total time drops noticeably.
How is the sequence built?
The order runs like this. Survey and written scope, demolition and waste, plumbing and wiring, walls and ceilings, floor preparation, waterproofing in wet rooms, tiling and floor finishes, joinery, kitchen and cupboard fitting, electrical second fix, painting, cleaning and handover.
That order is not arbitrary. Each step prepares the ground for the next. Painting comes after every dust producing trade. Cupboard measurements are taken once tiling is complete, because tile thickness changes the measurement. Joinery fitted before wall work is finished gets damaged by the work that follows.
Every point where the order breaks creates rework. The most common cause is a made to measure item ordered late. Until it arrives every following step waits, and the schedule stretches on its own.
How long does a turnkey renovation take?
A full flat renovation usually completes in 40 to 60 days. That is calendar time, counted from the first day on site to handover.
What decides the lower and upper end is the scope. A flat where the plumbing is fully renewed, the floor level changes and walls are altered sits at the upper end. One where the services are sound and only surfaces and wet rooms are renewed sits at the lower end.
Two turnkey flats we completed in Ornekkoy and Soguk Pinar in Kemalpasa were handed over in about a month. What shortened the schedule was not speed on site but the absence of waiting days. Material choices were finished before work started and made to measure items were ordered on time.
How is the scope written?
In a turnkey job the price is a sum of items rather than a single figure, so the quotation is given the same way. When each item is listed separately you can see what to remove and what to add.
A written scope should contain the list of works, the specification of materials, who buys them, whether waste removal is included, the start and expected finish dates, the payment schedule and how the price is updated if the scope changes.
Writing down what is excluded matters as much as what is included. One clear sentence prevents a long argument later. A verbal agreement is remembered differently by two well meaning people.
Who is turnkey renovation suited to?
It suits owners who do not have time to supervise a site. Material tracking, trade coordination and sequencing need daily attention, and for someone working full time that load is real.
It also suits anyone working to a fixed move in date. When the calendar matters, running the schedule through one party keeps a delay in one trade from turning into a chain.
The third group is owners who live outside Izmir. In a renovation managed from a distance, having one point of contact is what makes the job followable. In those cases we share progress with photographs and regular updates.
