What are the first signs?
The first sign is often smell rather than visible water. A damp smell in an enclosed space points to a leak continuing without any visible mark. It is usually the earliest warning there is.
The second sign is change at the surface. Blistering paint, flaking plaster, a damp mark at the base of a wall and darkening behind the skirting all say the leak has been running for a while. A yellow ring on the ceiling of the flat below means the water has passed through the floor structure.
The third sign appears in the finishes. Tile grout staying permanently wet, a hollow sound under one tile or a raised patch in a wood floor all indicate water underneath.
The fourth is less well known. Where the leak is on a hot water line, one area of floor feels warmer than the rest. That difference underfoot is the most practical indication of a hidden hot water leak.
How do you run a meter test?
The meter test is the clearest way of confirming a leak yourself. It has to be done in order to be reliable.
First close every tap in the property. Then make sure the washing machine and dishwasher are not running and any irrigation is off. Check the cistern as well, since one filling quietly gives the same symptom and invalidates the test.
Now look at the meter. If the small indicator is turning there is flow somewhere in the system. If it is not, note the reading and wait two or three hours without using any water. If the figure has changed by the end, a leak is likely.
The test can be taken one step further. Close the main valve at the entrance to the flat. If the meter still turns, the leak is between the valve and the meter, which usually means the common section. If it stops, the leak is inside the flat. That distinction also determines whose responsibility the work is.
Where might the leak be coming from?
Sources fall into four groups. The supply pipework, the waste pipework, the waterproofing in wet rooms, and water entering from outside.
A leak on the supply side is under pressure, so it usually grows faster and shows on the meter. A leak on the waste side only appears when water is being used and will not show in a meter test. So if the meter is still and there is still damp, the waste side is the place to look.
The third source is the most deceptive, a failure in the waterproofing. Here the pipework is sound. Water spreads across the floor during a shower and passes through wherever the waterproofing is incomplete. The giveaway is damp that increases after the shower is used and eases when it is not.
The fourth comes from outside. A path for water on the facade, terrace, balcony or roof produces staining on an internal wall. Damp that becomes more obvious after rain points outward rather than at the plumbing.
What should you do first?
The first step is to shut the water off at the main valve for the flat. Trying to trace a leak while it is still running only makes the damage worse.
The second step is electrical safety. If water has reached the area of sockets or lighting, that circuit should be switched off. Do not touch a socket that has got wet.
The third step is keeping a record. Photograph the staining, the wet area and any mark in the flat below, and note the date. Those records help both with planning the repair and with any conversation with a neighbour.
The fourth step is telling the neighbour. If water has reached the flat below, or looks likely to, saying so early avoids a harder conversation later. Because liability can have legal consequences, for significant damage it is worth asking a legal adviser.
Can a leak be traced without breaking walls?
The area can be narrowed considerably. The aim is not to avoid opening up altogether but to find the right point and avoid unnecessary breaking out.
Pressure testing shows which branch of the system is affected. The system is pressurised and watched to see whether the pressure falls. This works for the supply side and does not apply to waste pipework.
Moisture readings map the boundary of the wet area, and the pattern often shows which direction the water is coming from. Thermal imaging helps trace hot water runs.
These methods share one limit. Water travels through whatever void it finds, so where it appears may not be where it started. The exact point often becomes clear only once the area is opened. What the measurements do is make that opening smaller.
How are leaks prevented?
Most leaks come from two places, ageing pipework and incomplete waterproofing. Both are things that can be resolved during a renovation.
If walls and floors are coming up anyway, that is the cheapest moment there will be to renew services. Leaving an old line in place and tiling over it can mean lifting that tiling again a few years later.
In wet rooms the waterproofing should be applied in two coats and carried 15 to 20 centimetres up the walls from the floor. Corners and the area around the drain are reinforced with elastic banding. Leaks nearly always start at those junctions.
On the usage side one simple habit helps. Once a year, check the meter while nobody in the property is using water. That short check catches a quiet leak before it grows.
