Tiling cannot hide the quality of the preparation underneath it. Floor fall, waterproofing and properly combed adhesive. Get all three right and the tiling gives no trouble for years. Leave one out and it shows itself at the grout lines and corners within the first year.

What We Watch For
The details that decide the quality
Adhesive must leave no voids
If air pockets are left under a tile, any impact or load at that point cracks it. Full contact matters most with large format tiles.
Grout can be renewed later
Where the tiles are sound but the grout has darkened and crumbled, the grout alone can be renewed without lifting the tiling. It is an effective way to freshen a bathroom at modest cost.
Corners take silicone, not grout
Wall-to-floor and wall-to-wall junctions get flexible silicone rather than rigid grout. These junctions take the most movement in a building, and rigid filler cracks there.
FAQ
Frequently asked about tiling
What grout width is used?
Generally 2 to 3 mm on walls and 3 to 5 mm on floors, slightly wider with large format tiles because the material moves. Tiling without a grout joint is not done, since without room to expand the surface lifts over time.
Can the grout be renewed on its own?
Yes. If the tiles are sound, cleaning out and renewing the grout changes the look noticeably and takes far less time than a full replacement. Persistent darkening may point to moisture underneath, which is looked at first.
What is the most common mistake?
Skipping the preparation of the base. The second is tiling a wet room without waterproofing, because tiles are impervious but the joints and junctions are not.
How long does tiling take?
Walls and floor of a standard bathroom typically take 3 to 5 days. A kitchen splashback 1 to 2 days. Tiling the floors throughout a flat runs 5 to 8 days. Those figures include adhesive and grout curing. Walk on it before it has cured and the tiles shift.
Can new tiles go over old ones?
Sometimes, but only if the waterproofing beneath and the existing tiling are sound. Tiles laid over a loose covering, or one with voids underneath, repeat the same problem quickly. The floor level also rises, so thresholds and door clearances may need adjusting.
Why does grout darken?
Grout is a porous material, so over time it holds moisture, soap residue and dirt. Regular cleaning extends its life, but past a certain point renewing the grout gives the cleanest result. It can be renewed without touching the tiles.
Can large format tiles go on any floor?
Large tiles demand a very flat floor. Even a small deviation causes movement at the edges. If the floor is not suitable it has to be levelled first. We say so at the survey rather than forcing tiles onto an unsuitable floor.
