Electrical work is among the first things to plan in a renovation, because the position of sockets and switches follows the furniture and the way each room is used. Adding a socket after the finishes are on means chasing a channel into the wall. We carry this out as part of a full renovation. We do not offer it as a standalone electrical service.

The details that decide the quality

The socket plan follows the furniture

Where sockets go depends on how you will use the room. Bedsides, the television wall, a desk, the kitchen worktop. We work that plan out with you at the survey, because living with extension leads afterwards is both untidy and a risk.

Old wiring may not carry modern loads

In older buildings, cable sizes were not planned around the appliances of today. We check this particularly at high-demand points such as kitchens and bathrooms.

Lighting is set out before the ceiling closes

Spotlights and concealed lighting have to be planned before a suspended ceiling is boarded. Moving a fitting after the ceiling is closed means cutting and repairing it again.

Frequently asked about electrical installation

Should an older installation be renewed?

In older buildings the cable size can fall short of today's loads. Computers, air conditioning and kitchen appliances running together put it under strain. The board and the age of the wiring are checked during the survey.

How are socket positions decided?

By how you use the room. When the furniture layout changes, old sockets end up behind cabinets. We go through the layout and set the positions accordingly. If the walls are being opened anyway, adding points needs no extra breaking out.

When is the lighting layout decided?

Before the walls and ceilings are closed. Downlight positions, switch locations and concealed lighting routes are all set at that stage, because changing them later means opening the surface again.

Is making good included?

Yes. Chases cut into the walls are filled and the plaster is made good. Where painting is needed we suggest doing it in the same period, so the dust is only raised once.

How long does rewiring take?

We do not take this on as a standalone job. It runs as part of a full renovation. Within that, the electrical element takes 1 to 2 days for a partial upgrade and 4 to 7 days to rewire a flat completely. Running the cable, fitting sockets and switches and connecting the lighting are all included.

Should I rewire during a renovation?

If the wiring is old and no longer suits how you use the property, doing it while the walls are open is the right moment. Where it is sound and sufficient, there is no need to touch it. We look at the condition during the survey and say so rather than creating work.

My fuses trip often. What causes that?

Frequent tripping usually comes from overloading, a fault on one of the circuits or an appliance leaking to earth. Changing the fuse without finding the cause hides the risk instead of fixing it. We trace it and tell you the real reason.

Can there be a socket in the bathroom?

There can, but the position and type matter. Away from the zones that get wet, in the correct protection class and correctly connected. This is a safety matter rather than a preference, and we will not put a socket where it does not belong.
